Additionally, the Fund allocates a portion of the portfolio to listed real estate securities to provide enhanced liquidity.

The growth of ecommerce has disrupted the retail sector globally, but necessity oriented and experiential retail are not easily replicated over the internet and maintain relevance in today’s world. The retail sector plays a key role in how we consume and connect, capturing the world’s need to shop and the world’s desire to shop.
Necessity oriented retail includes essential goods and services that people need daily, such as food, healthcare, and household items in convenient, in-demand locations. Meanwhile, experiential retail creates memorable customer experiences in physical spaces. Property value is enhanced by driving foot traffic, building brand loyalty, and fostering community through immersive environments.
Is an example of an experiential retail asset held in the portfolio. Described as the “only all-luxury shopping destination in the United States where the world's most elite, high-fashion brands come together”, The Shops at Crystals is a curated collection of over 50 global luxury brands located in the heart of the Las Vegas strip.
The asset features a dedicated tram station that connects it to the well-known Bellagio Resort & Casino, ARIA Resort & Casino and Monte Carlo Resort & Casino. This highly sought-after retail space is also the most pedestrian accessible and centrally located retail real estate on the boulevard.
The office sector links closely to how the world looks to connect and innovate. While the global pandemic highlighted the benefits of flexible working arrangements, remote working can diminish the ability to collaborate, encourage creativity and contribute to company culture.
Durable demand exists for premium office spaces that foster innovation and collaboration, in prime and convenient locations. These features not only enhance the work environment for tenants but also play a crucial role in their ability to attract and retain top talent to drive business growth, further bolstering the demand for quality office assets.
With a limited availability for A grade offices in key European CBD locations, Capital 8 is a premium office asset situated in the heart of Paris within the Monceau district, a chic neighbourhood with green spaces that embodies the charm and prestige of this French capital. The highly accessible location is described as the ‘home to offices’, as an innovative asset with indoor and outdoor collaborative areas, a roof garden, a restaurant/cafeteria and bicycle racks, that seeks to meet the everyday needs of tenants as a working environment where people want to be.
Investing in residential real estate can cater to a desire by tenants to live in rental accommodation which offers flexibility and/or affordability. Traditional apartment assets have been a cornerstone allocation within global real estate portfolios due to consistent demand and potential for steady returns. However emerging demographic trends, changing lifestyle needs, shifting economic conditions have given rise to newer opportunities within the residential sector over recent years, including Manufactured Housing and Single Family Rental.
With Australia's population both growing and aging, there is a notable undersupply of senior living accommodation. This imbalance is expected to drive durable demand for senior living assets in the residential sector over the long term.
Land Lease communities provide senior residents with the opportunity to rent land indefinitely, while owning their homes on the site. These communities also offer attractive lifestyle benefits, including access to shared amenities such as cinema rooms, gyms, pools, and sport courts – (including for the widely popular and growing game of pickleball).
Shifts in household dynamics contribute to durable demand for rental housing. As Millennials enter family years seeking space and schooling, continued focus on affordability and flexibility is expected to drive demand for Single Family Rental housing.
Invesco has invested in Single Family Rental at scale in partnership with Mynd, to develop Single Family Residential assets within sought-after suburbs, near quality schools, in areas that also offer convenient access to employment opportunities and lifestyle amenities.
The industrial sector has consistently demonstrated robust performance globally, driven predominantly by the heavy growth of ecommerce impacting how we consume. The surge in online shopping accelerated during the global pandemic and maintained momentum post-pandemic. Investing in high-quality state-of-the-art warehouses with best-in-class functionality, located in key transportation hubs that serve large population centers, has proven to be rewarding.
It is an innovative multi-story logistics facility in the south-western Seoul metropolitan area – 60 minutes distance from the capital (so possible for 3 deliveries a day) and close to the Wolgotpogu Port and Incheon Container Terminal. The area has a low vacancy rate and a limited supply of logistics facilities or projects under-way with large-scale permit approval. Construction of the asset was completed in 2021, with 7 levels of storage fully ramped (separate up and down) and 2 levels of cold rooms, leased to the largest e-commerce operator in Korea.
